The site of our TOD is located south of 338th avenue, west of Highway 2A, east of the D’Arcy Ranch Golf Club and north of Milligan Drive. The total area of the TOD site will be » 137.81 acres. The development will support a net population of 1500, and a gross population of 2000. This would translate to an average UPA of 4.7. The Southwest station lies at the center of the development and is within an optimal walking distance (500-1000ft) of the majority of homes.
Major Features of the Okotoks TOD:
1. Office Space: The TOD offers considerable office space adjacent to the station. This use will encourage a two-way flow of traffic on the LRT during peak hours.
2. Community Center and School: Located southeast of the station, this center would various facilities (library, pool, gym, etc) that would be open to the public during or after school hours.
3. Live Work Suites: Units that offer small office with living space above would support the growth of small businesses within the town.
4. Commercial Center: this center will offer resident-focused services such as a grocery store, post office, dry cleaning, etc.
5. Retirement/Extended Care Facility: With proximity to both the Golf Club, the LRT station and the commercial center, this area would be attractive for the growing demographic of aging Albertans.
6. Parking Facilities: Parking demands would be accommodated through a park and ride directly east of the station, and through various park-share strategies with nearby private lots.
7. Mid Density Residential: Closer to the station, residential areas would be built to a higher UPA of 6.6, in the form of townhouses and walkups ( under 5 stories)
8. Low Density Residential: The outer ring of residential would have a lower density of 2.96, in the form of duplexes and single detached units.
